As part of the development of the Bordeaux metropolitan area, the social housing provider Domofrance is committing to a strong urban and architectural approach by planning to submit a development permit in Parempuyre. This suburban municipality, heavily characterized by its low-rise residential fabric, demanded a particularly subtle approach to integrate new social rental housing without disrupting the existing balance of the area. This is the core challenge of the project, which relies on the principle of terraced houses (townhouses) to reconcile density with quality of life.
To achieve successful integration, the design team conducted a thorough scenario-based study, questioning the urban form from every angle. The final composition cleverly combines 15 grouped single-family homes and three small apartment buildings. This typological mix ensures strict respect for the surrounding built scale. Rather than imposing a monolithic block, the project offers a fragmented landscape that plays with a multiplicity of identities while maintaining a coherent and cohesive overall silhouette.
Faced with the budgetary constraints inherent to social housing, the architecture draws its richness from a rigorous economy of means. The ingenuity here lies in the use of standard elements, subtly adapted to multiply visual effects. The master plan comes to life thanks to slight micro-shifts in building alignment, which break the monotony of straight lines. Windows are treated with particular care: by combining two standard windows, the designers create wide openings that maximize natural light. Furthermore, loggias sculpt the volumes by orchestrating a dynamic interplay of solids and voids.
This pursuit of diversity extends into the overall volumetry of the future neighborhood. The design of the roofs and the color variations on the facades structure the space, giving a human face to the density required by the metropolitan area. The choice of textures further supports this approach: a striking contrast is created between the brilliance of the steel cladding, which catches the light and reflects the sky, and the softness of the matte smooth-coat plaster.
It is precisely within the subtle variations of this rationalized construction system that the poetry of the project resides. The final result delivers a warm, domestic scale where vegetation and built forms engage in an active dialogue, offering a contemporary and compelling reinterpretation of the traditional townhouse.
